I cannot take a big risk. I'm thinking of developing an ecotourism based venture which focuses on agro forestry, mountains, farming, and a rural experience.

What ideas do you suggest in terms of how I can start and what unique value can I offer to the folks?

Does the land you steward have additional dwelling units for visitors to sleep in? Literally just marketing if the answer is yes.
