Devide it off into several small cozy studios and rent them out to hair stylests, massage people, pet groomers, tatto artist, nail and so on. There are tons of these skilled entrepreneural people that will gladly pay the $800 $1000 per month for a place to provide their service without breaking the bank.

A commercial building in downtown manhatten is very different from one in rural texas And a owner in a very busy high paying job is different from one who has years of experience working at a car detailing store

There’s a space near me that I dream of buying. My town has a Civic Center, but it’s mostly for the ice rink. I would partition this (but have a communal lobby) to rent out maker space, host an art gallery, maybe a rock wall gym, regular gym, community greenhouse and offer classes, real hippie shit.
Invest in the best lighting and the best sound system and make it a party/rave venue. Easy $2-10k/night
Rent it out to someone who already has a business (with an established revenue stream).
That way, you're responsible for a building. A static, unemotional structure. Not people with thoughts and feelings.

I made a website for an entertainment venue where their patrons could by tickets to seating charts online... $16K of design and custom development work to complete this site. They made their money back after the first show. They do this multiple times a WEEK.
Why take a single rent payment each month when you can take MULTIPLE?

If it’s a one story building with at least a 30 foot ceiling, an indoor pickleball facility is worth consideration.
I’m curious as to why it sold that low. Sure commercial real estate is bad right now, but not “pennies on the dollar” bad. Is there something wrong with the property or title?
Don’t go balls deep on anything right away. You can very easily screw yourself going too deep into a business you are on the pink cloud about. Take some real time and create a solid business plan for something you are passionate about and understand the market. Good luck and have fun.

Don't start a business there rent this building out to some one else and start a lean business in which you can invest the money from the rented building and you can grow it until the business is self sustaining and then you can shift it to this building.
You should do some market research and see what's in demand in your area. For example, in my city, self storage is very in demand. Smaller businesses charge an average of 2-3$/month per square foot for small storage barely big enough to fit a small car, and that's a good 30 minutes away from the city. If capital is low, you can also consider leasing the space to other business for a monthly fee. If you have the resources, you can start something more complex, like a fulfillment center. If you're into entertainment, indoor trampoline parks seem like a good business, they're always packed around here. So many thing you can do with a space like that, just make sure to do your homework.
Strip club in a strip mall
Do a store that’s a chain- like Dollar Store, or McDonalds-already established- the name is known. Pretty hard to fail there. If you don’t like those ideas- then a medical Marijuana farm/process and store. Depending how big the property is- maybe just the store and /or a distribution center.
