I like any idea that develops this into a business that ethically pays its staff well makes a fair profit and serves the community needs adequately. How about a food basics store that allows folks in the community to buy (and trade for with) home produced perishable grown foodstuffs. Not to be confused with finished things like bread or other items. A market place like this is very very helpful, ethically profitable and relatively low risk. Downside is it is ...kind of a lot of work compared to more passive traditional 'safer' options. I could go on - I just wanted to be the tiny voice that says you can make money and be awesome at the same time if you wanted to.

Rent it out to a company in logistics, transportation, or warehousing. Do not sell it if you can handle managing a business inside of it. If you can’t: sell it for more amigo.
Storage unit
Would open a tiny mall with 15m2 shops and extreme low rent, like $200/month to give startups with physical goods a chance. So that is 5000sqft/15m2 (161sqft) = 30 shops. x $200 = $6k/month income. And perhaps that isn´t the jackpot but: on the longterm it will turn out for the good of you + the 30 shop owners. Goodluck and all the blessings. What state? Depending on the state have you considered growing cannabis? A little pricey to get into but with federal decriminalization right around the corner, might not be a bad option to look into.

Look into zoning. See what types of businesses are allowed and what are not. Also look at population size and demographic. Those are all important too.

Used car is easiest. You the lot. Get the license. Go to the auction. There are normally no stipulations on the size of the lot. So you can always use it for other things once you have the license to sell the vehicles.
Divide it up into units and rent it monthly as rehearsal studios for bands. Guaranteed income with minimal cost.

Depending what state it is in. You could do easy cash flow business like storage, car storage, etc. Or shooting range if you want something more involved. Could be good with local law enforcement to setup as a service. Is it a concrete tilt up or corrugated steel sheets?
