Caveat: I only skimmed through the article up to the point below, so I'm probably missing some key point.

I just wanted to comment this specific passage (and the table below it).

When we asked developers what they actually value about coming into the office, the answers were overwhelmingly human. The top response, by a wide margin, was other people [...]

Literally all the other options (except "conference room", which is really "other people" all over again) are things that people have at home too (well, things that are reasonably easy to get at home, assuming that you care about them and that your boss pays from them and/or doesn't woefully underpay you).

Also:

  1. it's not clear whether "other people" actually requires co-presence or if a call/chat suffices to satisfy the point
  2. engineers valuing something doesn't mean that something is worth the cost (or even good for business in the first place)

I haven't read the article at all yet, but for me the office is good for socialising and preventing overtime. It's hard for me to keep track of time sometimes, getting easier when I don't work from home.

Of course, that is still something that can be had at home too
