So it's zoned residential, 10 acres and located in a very expensive/wealthy area.

The catch is that it's wetlands, so there's restrictions on building on there.

What are some ideas to make money from it?

The first thing to do is to contract with an engineering firm that specializes in land development. They can work with you on the quality of the land
