So it's zoned residential, 10 acres and located in a very expensive/wealthy area.

The catch is that it's wetlands, so there's restrictions on building on there.

What are some ideas to make money from it?

Where is it in proximity to a highway. If it’s off of a highway that truckers frequent, pour gravel and rent spots for truckers.

Lease it to hunters

Sell carbon credits

Parking and contractor storage

Solar farm

Lease it to a local farmer or lease plots to local wanna be homesteaders

Build a series of connected boardwalks/lookouts and reforest and plant native species and then charge a fortune to photographers and event planners that want a kickass outdoor space. All you need is bathrooms, parking, and some sort of pavilion for bad weather. I've seen this done specifically and it made gangbuster loot
