It doesn't work for state unfortunately and there isn't an alternative. I also use freetaxusa. Maybe it's time to start pushing our states to make their own version of the federal site.

The issue with that is that you're still making money on a human right. That property is gonna gain value and eventually you'll be able to sell it for more than you bought it for, all on the back of the tenants. Unless you're planning to give the tenants the house when they pay the value of it but at that point there's no reason for you the own it to begin with.

All of those things you mentioned are edge cases which you would still be able to handle yourself if they auto filled everything for you.
I use an online tax service which scans my w2 and filles it out. It still gives me the option to edit stuff but I mostly just check to make sure things look good.

I chuck a backup of stuff in my storage for that reason. Even if my house burns down I'll still be OK with those backups.
In paint 3d it's open image > click crop button > crop > save. My mom could do it with no problem since the Ui isn't cluttered with stuff and the crop button is right there.
That'll make you immortal at least. You'll be on weird news and weird fact YouTube videos for generations to come. Being brought back up every 10 year cycle when new young ones discover the internet. Totally agree, sometimes I just need to crop an image and it's not intuitive at all on the big programs. I've found paint 3D is fairly solid and non complex for most simple things one needs to do with images.
I'm saying landlords are parasites and there's no way to excuse what they do as a good thing or necessary.
